Getting started

·       To protect your investment of time money and emotional energy, we will work with you at the beginning of your search to identify all of the factors that are important in your choice of community and home. So, when it comes time to select your home you will have considered everything that matters to help ensure the best fit possible.

·       We will guide you through the process of getting pre-qualified or pre-approved for a loan to give you the strongest position when you later present an offer.

·       Your search for that right home will include ALL properties, those that are multiple listed, for sale by owner, as well as new construction.

·       We will create a custom search so you will know the very day a new desirable property comes on the market.

·       We will monitor the market to let you know when the price is reduced on a desirable property.


·       When you find a property that COULD be the right home, we will conduct a complete Market Analysis as the foundation for your offer and negotiating strategy.


·       If there is any indication of a zoning issue or road construction near the property or an issue with the protective covenants, we will investigate so your offer decision will be fully informed.

 

Negotiating the offer

·       We will stay in communication with the parties in the transaction throughout the critical stages of the process and work towards resolving any issues with a win/win negotiation style.  Goodwill is good business and a strong negotiating tool.


·       Our offering strategy will be appropriate for current market trends, condition of the house and scarcity or abundance of competition.  We will protect the strength of your negotiating position with total confidentiality.


·       Time is critical in negotiations.  We will not hesitate to stretch our day to accommodate a prompt conclusion to an offer negotiation.

 

After the offer is accepted

·       The process from contract acceptance to closing has many steps to protect your interests, both from a financial and legal standpoint and to minimize maintenance or repair surprises when you move into your new home. To protect your interests and keep the process on track, we will meticulously oversee all steps.


·       We will help you inspect the property for any issues that may be the seller’s responsibility and she will arrange for an inspection by a certified home inspector and other specialists if warranted.


·       We will coordinate the notice of need for repairs and will monitor to insure the repairs are properly handled.


·       We even strives to provide protection from surprises after the closing by furnishing a One Year Home Warranty policy, as a gift from  Piedmont Preferred Realty, Inc. to protect you from any problems with major home systems such as heating and air conditioning, plumbing, electrical, and roofing.
