How we Protect your Interests in selling your home

Pre-Listing

  • Valuable Information Packet
    To protect your investment of time, money, and emotional energy, Vicky will drop off valuable information on what’s happening in your neighborhood, copies of the documents you will need to sign as part of the selling process, some of the checklists that will help you to make the best impression, a general marketing plan, a “Working with real estate agents” brochure, which explains agency relationships, all for your review prior to our first face to face appointment.
  • Home Walk-Through
    During this initial meeting we will get to know each other a bit, we will walk through the house and while doing that you will be encouraged to take notes because suggestions will be made as we go. We will go over any items in more detail later. After this initial inspection of your home, Vicky will review with you the various stages involved in selling your home, from placing a lock box on your door to placing a sign with a flyer box in your front yard to gathering information for listing your home with the Triangle multiple listing service to the implementation of your customized marketing plan to negotiating the contract and managing to closing. We will also take a little time for you to be introduced to the sales value packages that you will select from. When we are finished most of your questions will be answered, you will have a good idea of my style, my integrity, and my strong work ethic. After we have satisfied all of your questions and you decide to list your home with Piedmont Preferred Realty, you will be asked to sign a listing agreement for 90 days at which time you will receive a signed cancellation agreement. Since I am reluctant to contract for services for much beyond 90 days, I won’t ask you to.
  • Sales Value Packages
    In our second meeting you will decide which of my sales value packages is the right one for you (Appraisal/Inspection/Warranty pkg; Home Repair/Improvement pkg; or Home Staging pkg). We will review the pricing strategy and make the final decision on listing price. As a part of my service, I provide a total market analysis as support for the pricing decision.
  • Home Staging Plan
    Having considered your timeline and any necessary to-dos, we will agree to the day your home will go on the market and by that day all necessary arrangements will be handled to make the very best impression. Develop a home staging plan is our next important step to insure your home makes the very best impression.

During Listing

  • Quick Setup
    Since buyers love lots of photos and virtual tours, these will be completed and added to a community websitewhere appropriate, here on this site as a strategically placed featured listing, Realtor.com, Homeseekers.com, PiedmontPreferred.com, and Yahoo.com, all within 48 hours of your homes' first day on the market. The lockbox, sign, flyers, buyer packet, and cds of your virtual tour, plus all property information will be added to the Triangle multiple listing service the same day your home is placed on the market. It is in your best interest to have my systems working for you as early as possible.
  • Appointment Service
    Since it is in your best interest to make your home available for showings as much as possible, you will have the benefit of a 24/7 on-line appointment service and an 8 AM- 8 PM phone appointment service, Monday-Friday, and 10 AM-6 PM Saturday and Sunday. The appointment center will be given instructions for how best to contact you, how much time you require minimally to be notified of an appointment, and any specific instructions. It is a system that really takes your needs into consideration.
  • Feedback from Showings
    You will have access to the showing feedback at your convenience, either emailed or faxed to you or you can check for feedback yourself on-line any time.
  • Exposure to Other Brokers
    You will be assured in knowing that your home will be exposed to all of the prominent brokers in your area through my custom email flyer highlighting your property’s best features and amenities with a link to your very own professionally made virtual tour. One marketing tactic that is sometimes beneficial is to promote a listing to other brokers with a scheduled broker tour.
  • Confidential Service
    Your particular situation will be held in the strictest of confidence, so you never have to worry that your interests have been compromised by Piedmont Preferred.
  • One Contact
    You will only need to communicate with one person in this agency relationship and that’s me. Though my staff is wonderfully competent in handling many of the to-dos, it is important to me that you only have one person who knows your needs and who holds the entire picture.

That policy protects you as long as Piedmont Preferred represents you and the same policy continues for 12 months for the new owner at add value to your home and buyer peace of mind to help us sell your home.

    We will make sure that any of the repairs being requested and being considered by you are considered "needed repairs" by the guidelines for that part of the contract. Sometimes sellers are not well informed with which repair requested are legitimate and which are not.
